The Town has received a development application for an apartment development at Lot 9001 Bow River Crescent, Burswood. The development site is also referred to as Lot 22 in the Burswood Lakes Structure Plan.
The value of the development is estimated to be $52.5 million. The proposed development is for 88 multiple dwellings (i.e. apartments) comprising of a mix of 1 to 4 bedrooms layouts in an 8 storey building, and the development of public open space.
In accordance with the Planning and Development (Local Planning Scheme) Regulations 2015 and Local Planning Policy 37 – “Community Consultation on Planning Proposals” (LPP37), you are invited to comment on the following:
- Plot Ratio - The proposed development has a plot ratio of 3.24 with a plot ratio floor area of 10,976m2. The maximum plot ratio is 1.87 with a floor area of 6,337m2.
- Building Height - The proposed building has a maximum building height of 8 storeys / 26 metres which exceeds the maximum building height of 7 storey / 24.5 metres.
- Dwelling Density - The development proposes a total of 88 dwellings in lieu of a maximum of 42 dwellings for Lot 22.
- Public Open Space – The basement parking level (underground) wholly extends into the designated public open space, to the north of the development site, as outlined in the Burswood Lakes Structure Plan. There is also a portion of communal amenities for the exclusive use of apartment occupiers which falls within this designated public open space area.
The matters identified above are variations proposed by the application to the requirements outlined for Lot 22 in Town Planning Scheme No.1 Precinct Plan P2 (see sheet B) and the Burswood Lakes Structure Plan.

The community consultation period on the development proposal was from 19 July 2021 - 16 August 2021. In total 77 submissions were received. All submitters will be advised in writing of the decision meeting date, and also of the decision outcome.
