Subdivision and Amalgamation of Land

The Western Australian Planning Commission (WAPC) is responsible for approving all subdivision and amalgamation applications in Western Australia.

The ability to subdivide land is governed by a property's zoning and density coding (R-Code) as set out in Town of Victoria Park Local Planning Scheme No. 2. This information can be found by accessing the Town’s interactive online mapping tool.

For residential subdivisions, in order to subdivide your property, you are generally required to meet both the minimum and average lot size, as outlined in the below table (summarised from the R-Codes). For further information, refer to the Residential Design Codes Volume 1 (R-Codes) which apply throughout Western Australia.

Subdivision and amalgamations

Applications for the subdivision or amalgamation of land are submitted to the Department of Planning, Lands and Heritage for the approval of the Western Australian Planning Commission WAPC). Guidelines, forms, fees and other relevant information for submitting an application can be accessed from the ‘Subdivisions, development and property’ section of the Department of Planning, Lands and Heritage website. 

Subdivision clearances

The approval of a subdivision application is granted subject to conditions. These conditions are required to be met prior to lodging for final approval from the Western Australian Planning Commission (WAPC) and applying for new titles.

Each condition of approval will state the agency (shown in brackets, at the end of each condition) who is responsible for clearing each condition. The Town of Victoria Park is responsible to determining whether the conditions which state local government, in brackets, have been satisfied.
