The Town has received a development application for Five Grouped Dwellings at the above-mentioned property. The proposal consists of 5 x two storey houses that utilize a shared/common driveway.

In accordance with Local Planning Policy 37 – Community Consultation on Planning Proposals, you are invited to comment on the following:

Primary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum street setback of 3.0 metres from Leonard Street with an average setback of not less than 6.0 metres. The application proposes a setback to Leonard Street of 1.5 metres minimum (to a porch structure) and 6.1 metres average.

Please note that the above-mentioned matters will be considered based on the merits of the case, and with regard to the relevant design principles and any comments received from nearby affected landowner(s) and occupier(s).

· protect residential amenity from disturbance from non-residential development abutting a right-of-way and provide safety of residential development add surveillance of the right-of-way.
