The Town has received a development application for a Single House at the above-mentioned property.
In accordance with Local Planning Policy 37 – Community Consultation on Planning Proposals, you are invited to comment on the following:
- Secondary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum secondary street setback of 3.0 metres from Berwick Street. The application proposes a reduced setback to the ground floor of 1.22 metres and a reduced setback of 1.58 metres to the upper floor from Berwick Street.
- Setback of Garages and Carports – Council’s Local Planning Policy – Streetscape requires a minimum setback from the front boundary to the carport posts of 1.5 metres, whilst the application proposes a setback to 0.5 metres.
In addition, a minimum setback from the front boundary to the carport eaves of 1 metre is required, whilst the application proposes a reduced setback of 0.4 metres from the carport eaves to the front boundary.
- Side Boundary Setbacks – The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
- Carport Posts – 1 metre setback is required, whilst a 0.6 metre is proposed to the eastern boundary.
- Carport Eaves – 1 metre required, whilst 0.4 metre setback proposed to eastern boundary.
- Upper Floor wall (Activity – Bed 3) – 1.9 metre setback required, whilst 1.5 metre setback proposed to the eastern boundary.

- protect residential amenity from disturbance from non-residential development abutting a right-of-way and provide safety of residential development add surveillance of the right-of-way.
