5.2026.145.1 - Development Application - No. 86D Dane Street, EAST VICTORIA PARK - Single House


The Town has received a development application for Single House at the above-mentioned property.

 

In accordance with Local Planning Policy 37 – Community Consultation on Planning Proposals, you are invited to comment on the following:

 

  • Primary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum street setback of 3.0 metres from Dane Street with an average setback of not less than 6.0 metres. The application proposes a setback to Dane Street of 3.8 metres minimum and 4.3 metres average.

 

  • Secondary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum secondary street setback of 3.0 metres from Beatty Avenue. The application proposes a reduced setback of 1.3 metres to dwelling and 1.5 meters to garage from Beatty Avenue.

 

  • Setback of Boundary Wall from Primary Street – Council’s Local Planning Policy – Streetscape requires garages that incorporates boundary walls to be setback a minimum of 6.0 metres from Dane Street. The application proposes a setback to the garage (boundary wall) of 4 metres.

Please note the abovementioned matters will be considered based on the merits of the case, and with regard to the relevant design principles of the R-Codes and any comments received from directly adjoining/surrounding owners and occupiers.

  • contribute to the desired streetscape;  
  • provide adequate privacy for open space for dwellings;  
  • allow safety clearances for easements for essential service corridors;  
  • are consistent with the rhythm and scale of development in the street;  
  • promote the creation of new streetscape environments through the use of existing rights-of-ways; and   
  • protect residential amenity from disturbance from non-residential development abutting a right-of-way and provide safety of residential development add surveillance of the right-of-way.
