5.2025.373.1 - No. 58 Willis Street, East Victoria Park


The Town has received a development application for additions to a Single House. The application pertains to a new carport, front fence and gate at the above-mentioned address.

 

In accordance with Local Planning Policy 37 – Community Consultation on Planning Proposals, you are invited to comment on the following:

 

  • Setback of Garages and Carports - Primary Street Setback – Council’s Local Planning Policy No. 25 – Streetscape requires a minimum street setback of 3.0 metres from Willis Street with an average setback of not less than 6.0 metres. The application proposes variations to the setback of the following structure:

 

      • The application proposes a primary street setback to the carport of 0.2 metres and an average setback of 3.4 metres to Willis Street, in lieu of a minimum 3.0 metre setback and average of 6.0 metre.

 

  • Boundary Setbacks – The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following structure:

 

      • The application proposes a lot boundary setback to the western side boundary of 0.2 metres for the carport, in lieu of a minimum 1.0 metre setback.

 

Please note that the above-mentioned matters will be considered based on the merits of the case, and with regard to the relevant design principles and any comments received from nearby affected landowner(s) and occupier(s).

P1. The setting back of carports and garages so as not to detract from the streetscape or appearance of dwellings, or obstruct views of the dwelling from the street and vice versa.  

 

P2. Garages which do not dominate the visual appearance of the lot having regard to the width of the lot and building frontage, the location of the upper floor relative to the garage, and the general design merit.
