The Town has received a development application for three grouped dwellings, comprising two new dwellings to the rear of an existing dwelling, at the above-mentioned property.

In accordance with Local Planning Policy 37 – Community Consultation on Planning Proposals, you are invited to comment on the following:

  • Lot Boundary Setbacks – The application proposes that the south-western side of the second storey of walls for Units 2 and 3 will have an aggregate (combined) length of 23.24 metres and will be setback 1.5 metres from the south-western lot boundary adjoining Units 2 to 4, No. 56 Colombo Street (Lots 2 to 4 SP34969). Clause 3.4 C3.4.2 of Part C of the Residential Design Codes Volume 1 (R-Codes) permits the second storey of walls to be setback 1.5 metres for a maximum length 14 metres, with a portion exceeding 14 metres in length to:
    • be setback 3 metres from the boundary for the remainer of its length; or
    • contain a minimum 3 metre by 3 metre separation measured from the lot boundary.

Please note that the abovementioned matter/s will be considered based on the merits of the case, with regard to the relevant design principles (as listed below) and any comments received from directly adjoining affected landowner(s) and occupier(s).

P3.4.1 Lot boundary setbacks reinforce the location’s streetscape character and are consistent with the existing or desired built form local character.  

P3.4.2 The setback of development from lot boundaries provides a transition between sites with different land uses or intensity of development.  

P3.4.3 Buildings are set back from lot boundaries or adjacent buildings on the same lot to:  

  1. provide adequate solar access and natural ventilation to the building and open spaces on the site and adjoining properties; and  
  2. address the potential for overlooking and resultant loss of privacy on adjoining properties.
